Question 1

How do I find a home on Rentora?

Accepted Answer

Search by city and filter by price, size, and home type on the Homes page. When you find a listing that interests you, contact the landlord directly through the platform chat.

Question 2

How do I list my property on Rentora?

Accepted Answer

Click Create listing and follow the step-by-step flow, including address, photos, description, rent, and house rules. Once you submit, your listing is checked before it goes live. Most listings are approved within a few minutes; if the automated check cannot approve yours, a person looks at it, and we email you either way.

Question 3

How long does approval take?

Accepted Answer

Most listings are approved within a few minutes of being submitted. If the automated check cannot approve yours, a person looks at it, usually the same day. You receive an email when it is live, or telling you why it was not approved.

Question 4

Can I create a tenant profile so landlords can find me?

Accepted Answer

Yes, create a profile showing your budget, preferred move-in date, and occupation. Publishing it lets landlords you are in contact with open it. If you also turn on “Let landlords find my profile”, it appears to every landlord browsing tenants, so they can reach out to you directly.

Question 5

How do I find good tenants?

Accepted Answer

Browse tenant profiles on the Tenants page and contact them directly if their profile matches your requirements. You can also wait for tenants to reach out through your listing.

Question 6

How do I know the landlords are trustworthy?

Accepted Answer

Every listing is checked before it goes live, first by an automated check and by a person whenever that check is not sure, to catch inaccurate or suspicious posts before they reach tenants.

Question 7

How do I create a Rentora account?

Accepted Answer

Choose Sign up, enter your email address and a password, and say whether you want to rent a place or rent one out. We then email you a link to confirm your address, and your account is ready once you click it. Whether you are a tenant or a landlord cannot be changed in your settings, so if you picked the wrong one, write to us using the form below.

Question 8

Can I edit my listing after it's published?

Accepted Answer

Yes. Edit it from your landlord dashboard at any time. Most changes are saved straight away. If you change the description, the rent, the address or the size, the listing goes offline and is checked again before it is live, and we email you the result. While a lease on the home is running, the address cannot be changed.

Question 9

Can I use Rentora anywhere in Denmark?

Accepted Answer

Yes. Homes anywhere in Denmark can be listed, and you can search by city or area, including the Copenhagen districts, the surrounding municipalities and other larger cities.

Question 10

What happens after I contact a landlord?

Accepted Answer

You need a free account to send a message. The landlord receives it and can reply in the same conversation. From there they can suggest viewing times and, when you are both ready, offer you a lease, which you find in the conversation's details panel.

Question 11

How much does it cost to list?

Accepted Answer

Listing is free, and Rentora takes nothing from your rent. Tenants who rent through Rentora pay a service fee of 3.95% on top of the rent and any utilities agreed in the lease, and you receive the rent and utilities in full. The only thing you can choose to pay for is Boost: an optional DKK 299 per listing that places it higher in the searches it matches for 30 days.

Question 12

Is it free to use Rentora as a tenant?

Accepted Answer

Creating a profile and browsing listings is completely free. When you rent through Rentora, a service fee of 3.95% is added to the monthly rent and any utilities agreed in the lease. This covers rent collection, the payment schedule and reminders, listing review, and on-platform messaging. Premium is an optional subscription for DKK 149 a month that places your enquiries higher in landlords' lists and sends saved-search alerts straight away. Everything else is free without it.

Question 13

Are there any other charges?

Accepted Answer

No. Rentora charges no late fees and nothing for messages, viewings, leases or inspections. The prices of the optional extras, Premium for tenants and Boost for landlords, are shown before you pay. The deposit and any prepaid rent are not Rentora charges: they are agreed in the lease and paid directly between tenant and landlord.

Question 14

How do I pay my rent through Rentora?

Accepted Answer

Once your lease is agreed, each month's payment appears on your lease page, and you pay it there by card or MobilePay through our payment provider, Stripe. Each payment covers the rent, the utilities agreed in the lease and the service fee. Rent is due on the 1st of each month, except the first payment, which is due on the day the lease starts, and a month the lease only partly covers is charged for the days it covers. We remind you a week before and the day before each due date. You can only pay once your landlord has finished setting up payouts, and you are not treated as late while you wait for that.

Question 15

When do I receive rent payments?

Accepted Answer

First set up payouts with Stripe, our payment provider, from your landlord dashboard. Your tenant cannot pay until you have. When your tenant pays, the rent and utilities are sent to your Stripe account straight away, the first month included, and Stripe pays them out to your bank account on its usual payout schedule.

Question 16

How is the deposit handled?

Accepted Answer

Rentora does not collect or hold the deposit or any prepaid rent. The amounts are recorded in the lease, and they are paid and returned directly between tenant and landlord. What may be deducted from a deposit, and when it must be returned, is governed by the lease and Danish tenancy law, so check both before you pay or make deductions.

Question 17

What happens if a payment is late?

Accepted Answer

The payment is shown as overdue on the lease page, and we remind you the day after the due date. If it is still unpaid a week later, we tell your landlord. Rentora does not charge a late fee. Beyond that, what happens is governed by the lease and Danish tenancy law, so contact your landlord straight away if you cannot pay on time.

Question 18

How is a lease made on Rentora?

Accepted Answer

A tenant can ask for a lease in the conversation, and the landlord creates the offer from there, with the rent, deposit, dates, notice period and utilities, and adds the lease document. The tenant reads the offer and accepts it, declines it or asks for changes, and the landlord can withdraw an offer that has not been accepted. An offer can only be accepted once the lease document has been added. When a tenant accepts, the listing is marked as let and any other open offers on it are closed.

Question 19

Is a lease agreed on Rentora legally binding?

Accepted Answer

The lease is an agreement between the tenant and the landlord, and Danish tenancy law applies to it whatever it says. Rentora is not a party to it. Rentora stores the lease document and records that the offer was accepted, but it does not check the document's content and does not record signatures yet. If you are unsure whether your lease is valid or what it commits you to, get independent legal advice before you offer or accept it.

Question 20

Can I use my own lease document?

Accepted Answer

Yes. You can upload your own completed contract as a PDF, or fill in the standard Danish rental agreement form (Typeformular A10) on Rentora. Rentora stores and shows the file but does not check or change what it says, so you are responsible for its content being correct and lawful.

Question 21

How do I end my lease?

Accepted Answer

If the lease has not started yet, you can cancel it from the lease page up to the day before the start date. Rent that has not been paid is then cancelled; nothing has been paid through Rentora yet, because the first month cannot be paid before the start date. Once the lease has started, you give notice on the lease page, and the notice period is the one in your lease. Rentora records that notice was given, but when and how a tenant can end a lease is governed by the lease and Danish tenancy law, which applies whatever the lease says.

Question 22

Can I give my tenant notice through Rentora?

Accepted Answer

You can record notice on the lease page once the lease has started. You choose the ground for the notice from the Danish Rent Act, and the notice period cannot be shorter than that ground requires. The tenant can then send a written objection within six weeks. Rentora records that notice was given but does not serve it for you: you must still give the tenant written notice that meets the legal requirements. Get legal advice if you are unsure whether you have grounds.

Question 23

What if I have a problem with a tenant?

Accepted Answer

Lease terms are agreed directly between you and your tenant, so disagreements are handled between the two of you, and if needed by the rent tribunal or the courts. If you have a question about using the platform, you're welcome to contact our team.

Question 24

How do I book a viewing?

Accepted Answer

The landlord suggests two or three times in your conversation. Open the conversation's details panel, or the Details tab on a phone, pick the time that suits you and book it, or choose None of these work. Once it is booked you can add it to your calendar, and for an online viewing the meeting link appears there when the landlord adds it.

Question 25

How do I offer viewing times?

Accepted Answer

In the conversation with the tenant, open the details panel and choose Propose viewing times. Suggest two or three times, in person or as an online call with a meeting link, which you can also add later. There is no general availability calendar: you suggest times in each conversation, and one viewing at a time can be open in a conversation.

Question 26

Can a viewing be rescheduled or cancelled?

Accepted Answer

Either of you can cancel a booked viewing from the details panel. A booked time cannot be moved, so to change it, cancel it and the landlord suggests new times. A landlord can also withdraw times the tenant has not answered yet.

Question 27

What is an inspection report?

Accepted Answer

A record of the home's condition when the tenant moves in or out, made on Rentora room by room with a photo of each item. Tenant and landlord sign it together on the same device, and a PDF report is created once it is signed. It records condition only, not costs or who should pay for anything.

Question 28

How do I carry out a move-in or move-out inspection?

Accepted Answer

Start it from the lease page. A move-in inspection can be started once the lease is active. A move-out inspection can be started once notice has been given, in the 14 days before a fixed end date, or after the lease has ended. Go through every room, add photos, and sign it together with the tenant. At move-out the tenant can add objections and signs first, and you can respond before you sign.

Question 29

What if I disagree with the inspection report?

Accepted Answer

At a move-out inspection you can add an objection to any item before you sign, and the landlord can respond. Objections and responses are included in the report, and Rentora does not decide who is right. A move-in inspection has no objection step, so raise anything you disagree with before anyone signs, because the record can no longer be changed after the first signature.

Question 30

Does Rentora verify users?

Accepted Answer

Every account has a confirmed email address. Before rent can be paid to them, landlords must complete payout setup with Stripe, our payment provider, which includes Stripe's own identity checks. Rentora does not otherwise verify identity, so see the home in person and agree the lease on Rentora before you pay anything.

Question 31

How can I spot a fraudulent listing?

Accepted Answer

Be careful if someone asks to move the conversation off Rentora, or to pay a deposit or rent by bank transfer before a lease is agreed: that is one of the most common signs of a rental scam. See the home in person, agree the lease on Rentora, and pay rent through Rentora, where the first month can only be paid once the lease has started. If something seems wrong, report the listing or the landlord.

Question 32

How do I report a suspicious message or listing?

Accepted Answer

In a conversation, use Report landlord or Report tenant at the top. On a listing, use Report this listing, which also works without an account. Reports go to the Rentora team.

Question 33

How do I change my email address or password?

Accepted Answer

Go to Account settings. Under Sign-in, choose Change email address: we send a confirmation link to the new address, and you sign in with it once you have opened the link. Under Password, choose Change password and enter your current password and then the new one. If you have forgotten your password, choose Forgot password? on the login page, and we email you a link to choose a new one.

Question 34

Can I manage several properties from one account?

Accepted Answer

Yes. There is no limit on listings, and your landlord dashboard shows all of them, with their leases and payments, in one place.

Question 35

How do I delete my account?

Accepted Answer

Go to Account settings, choose Delete my account and type DELETE to confirm. It cannot be done while you have a lease that is still running, or rent that is due, being paid, held or has not gone through. Deleting removes your profile, listings, favourites, saved searches and the messages you wrote, except in conversations that led to a lease, and cancels Premium straight away. Leases you agreed, with their documents, inspection reports and conversation, are kept, and payment records are kept for five years because Danish bookkeeping law requires it.

Question 36

When is the first month's rent paid?

Accepted Answer

The first month's rent falls due seven days after the lease starts, and it can be paid on the lease page from the start date, never before. That way a tenant never pays rent for a home before they can have the keys. When it is paid, it goes to the landlord through Stripe like every other month; Rentora does not hold rent. Every later month falls due on the first of the month. The deposit and any prepaid rent are not paid through Rentora: they are paid to the landlord directly, as the lease says.
