Terms of service

Acceptance of terms

By creating an account or otherwise using Rentora, you agree to these terms. If you do not agree with them, please do not use the platform.

Description of the service

Rentora is a marketplace that connects landlords looking to rent out a property with tenants looking for a home in Denmark. We provide the tools to publish listings, browse and search for homes, create tenant profiles, and message directly with other users on the platform.

Rentora is a platform, not a party to your rental

Rentora facilitates listings and communication between landlords and tenants. We are not a party to any rental agreement, lease, or arrangement made between a landlord and a tenant, and we are not a letting agent or property manager. The terms of any lease, and the obligations under it, are between the landlord and the tenant directly.

Your responsibilities

When using Rentora, you agree to:

  • Provide accurate and up-to-date information in your account, profile, and listings.
  • Use the platform only for lawful purposes.
  • Not publish fraudulent listings, misrepresent yourself, a property, or your circumstances.
  • Keep your account credentials confidential and not share your account with others.

Tenant service fee

When a tenant rents a property through Rentora, a service fee of 3.95% of the monthly rent and any utilities agreed in the lease is added and paid by the tenant with each month's rent. It is included in the price shown on every listing. Listing a property is free for landlords.

Listing review

Listings are checked before they go live, by an automated review and by a person whenever that review does not approve them, to help catch inaccurate or suspicious posts. This does not guarantee the accuracy of any listing or profile. Rentora does not verify or guarantee the truthfulness of user-provided content, and users should exercise their own judgement, including viewing a property in person, before entering into any agreement.

Rent collection

Once a lease is agreed on Rentora, each month's rent, the utilities agreed in the lease and the service fee are paid by the tenant through Rentora, by the payment methods shown at checkout, and the rent and utilities are transferred to the landlord's bank account through our payment provider, Stripe, as soon as each payment goes through. The first month's rent falls due seven days after the lease start date and can be paid from the start date, not before; every later month falls due on the first of the month. A landlord may only collect rent through Rentora with a lease that follows this rule: in section 4 of the standard lease, the amount due before moving in covers only the deposit and any prepaid rent, and the first date rent is due is seven days after the start date. Rentora does not hold rent, is not the landlord and does not become a party to the lease by collecting the rent. The deposit and any prepaid rent are agreed in the lease and settled between the parties directly; Rentora does not collect or hold them.

Rentora does not guarantee, advance or insure rent. If a tenant does not pay, Rentora reminds both parties and records the missed payment, and the landlord's remedies are those under the lease and Danish law. A landlord must complete payout setup with Stripe before rent can be paid to them; until then the tenant cannot pay through Rentora and is not treated as late on the platform.

Paid extras: Premium and Boost

Rentora Premium is an optional subscription for tenants, DKK 149 per month, that places the tenant's enquiries higher in landlords' lists, marks their profile and sends saved-search alerts immediately. It gives no claim on any home and no guarantee of a reply. It renews monthly until cancelled, and cancelling stops it at the end of the period already paid for. As a consumer you may withdraw from Premium within 14 days of buying it. Because you ask for Premium to start straight away when you buy it, you then pay for the days you have had it and get the rest back. Your right of withdrawal ends once the service has been delivered in full. Apart from this, a period already paid for is not refunded. To withdraw, contact us.

Boost is an optional one-off purchase for landlords, DKK 299 per listing, that places the listing above others in the searches it matches for 30 days, clearly marked as boosted. It does not change who can see the listing or find a tenant for it. A boost starts when the payment is confirmed and runs for 30 days, including if the listing is taken offline or let during that time. If you buy a boost as a consumer, you may withdraw within 14 days of buying it. Because you ask for the boost to start straight away when you buy it, you then pay for the days already used and get the rest back. Your right of withdrawal ends once the boost has been delivered in full. Apart from this, a boost is not refunded once started. To withdraw, contact us.

Both are paid through Stripe. Prices are shown in Danish kroner before you pay, and no free feature of Rentora is moved behind either of them.

Paid extra: photo shoots

Landlords can book a photo shoot of their home through Rentora. The shoot is carried out by our partner Husfoto, who receives the address, phone number, access instructions and notes the landlord gives when booking. Rentora takes the payment and keeps part of the price as its margin.

The packages and prices are shown before you pay, in Danish kroner and including our margin: Rental DKK 925, Small DKK 1,150, Medium DKK 2,100, Large DKK 2,750. Drone photos and video can be added on request.

As a consumer you have a 14-day right of withdrawal on services bought online. When you book, you ask for the shoot to take place within that period, and you accept that your right to cancel with a full refund then follows the cancellation rules below. Your right of withdrawal ends once the shoot has been carried out.

You can cancel a booked shoot from your dashboard. Cancel at least 24 hours before the shoot and the full price is refunded to the card you paid with. Cancel later than that, or not at all, and the full price is charged, since the photographer has kept the time free for you. If the photographer cancels, or if Rentora cancels, you always get a full refund. Once the shoot has started, it can no longer be cancelled.

Photos delivered are uploaded straight to your listing. A shoot Rentora offers you free of charge is confirmed without payment, and the same cancellation rules apply to the time, not to any refund.

Prohibited conduct

You may not use Rentora to:

  • Send spam or unsolicited commercial messages to other users.
  • Attempt to scam, defraud, or mislead another user.
  • Harass, threaten, or abuse another user.
  • Share another person's personal data without their consent.
  • Interfere with or attempt to disrupt the operation of the platform.

We may suspend or remove accounts and listings that violate these terms.

Limitation of liability

Rentora provides the platform on an “as is” and “as available” basis, to the extent permitted by Danish law. We do not guarantee that the platform will be uninterrupted or error-free, and we are not liable for the conduct of other users, the accuracy of listings or profiles, or the outcome of any rental arrangement made between users.

Governing law

These terms are governed by the laws of Denmark, without regard to its conflict of law principles.

Changes to these terms

We may update these terms from time to time, for example as the platform develops or as legal requirements change. If we make material changes, we will make a reasonable effort to notify users. Continuing to use Rentora after changes take effect means you accept the updated terms.
